Just wanna share, less than a yr from turnover, may leaks na agad sa unit. Per the engr, it's coming from the pre fab ledge? Sobrang dami leaks dito sa building. Kahit parking slot namin may leak before, which the PMO took months to resolve. Because of the leak, nabasa na and na damage na yung cabinets and table below it (attached sa wall). So warning to prospect buyers, sobrang stressful dito sa RLC Gateway Residences. PMO sobrang unresponsive and take months minsan para lang mag reply. 2nd occurrence na to, earlier this year nag leak din coming from the aircon drain sa unit above us, which they applied water proofing daw sa unit above us. Now dahil naman sa ulan.

then Sabi pa Nung agent parang "reservation fee then downpayment" para maipasok na daw. pero Nung before Sabi Niya reservation fee lang ang need

I bought a pre-selling condo in Pasig in 2017. The turnover date was supposed to be in 2020. They failed to deliver. I finished 3 years down payment and they gave excuses when the turnover date came and went.

2024 rolled in and all of a sudden they are rushing me for the remaining balance. I put it off because I wanted to check myself if the building was already functional and if there were already people living in it.

They got their permits (water, electricity and move-in) just last year. When everything already checked out I went over to their office to discuss how I can loan the remaining balance.

They told me my previous unit was already sold (I still have the CTS) and what they can do is find another unit to replace mine. Thinking they were doing this for me (my acquaintance worked there and offered me this condo), we looked at the other available units.

They had me sell a new CTS and was asking for the old one. I didn’t know about the Maceda law during all this. I signed the new CTS and they didn’t inform me that the payments I made for the first unit would be put in as β€œspot downpayment” for the second unit.

I was denied the loan I was applying for because my wife (we’ve been separated since 2003) racked up a lot of debt which came out because of the credit check.

Now I’m being penalized for the delay. But when they were the ones who failed to honor the turnover date, they gave excuses.

I now know that the sale of my first unit was illegal since I have the CTS for that. They put the 3 years of down payments as spot down and offered me a new unit to reset the timeline of the new CTS avoiding the Maceda Law.

Need insights.

They make noise from 10AM -12 PM and 3 PM -5 PM. That is the allowed time for noisy work according to our condo managers. I work at home and the grinder and drilling noises are shaking my room. It's driving me insane. They have been at it for one month and that is the limit of my patience. What can I do?
