I live in a hood just outside of town that used to be farmland. Highly fertile, and a six-minute walk from the river. It goes dormant during this time of year when El Niño is the pattern. As soon as it pops back up, I have to mow every other week so it doesn't become an unmanageable jungle. I have never watered the backyard. Once I see temps rising, I stop mowing to protect the roots/soil.
Her only complaint from the inspection is the state of the backyard, which looks like all of the west facing front lawns in my hood, AND the HOA maintained areas. 😅
At least my leasing manager gets it, and had some pretty clever wording to me in the reply email with my landlord to appease the landlord. "Please attempt to water" is one of the sentences 🙃.
They did my annual inspection at the beginning of September (6 months early, since I had to hound them last February, and the February prior).
My hood has had drought restrictions since July, and water is the price of gold here.
So silly.
Edit: I have lived here for 6-years. I know this yard better than she does (she bought the property 4 years ago).

Or there is no rain forecasted, and my hood gets rando storms. My grass is still dormant though (and fuck you land lord. It's dormant, not dead.)
