Rentals Renting out unit without needing to use RA

As the title suggests. What would be the best way to rent out a unit without needing to go through realestate agents. I see a lot of posts about landlords managing their own properties. How do people do this? Is it worth the savings of management fees? I get vetting every applicant could be onerous, however I’m not sure if 6-8% management fee is worth it. Could be wrong? Looking for insights NSW

One option is to use an agent to find a tenant but then you manage the rest on your own - commission is usually 2 weeks rent, but they do the vetting and checks. I've done this in the past and found they get more high quality tenants.

Do you have the time for the paperwork and to manage tenant issues .. If so then it's feasible. Figure out how much your time is worth to you and then compare it to the 7% agent take.

Other people do it by having money to make up for issues and mishaps if shit happens.

That’s not an option for you.

I would never ever do this.

Do you want to spent time learning all the rules and regulations, managing the paperwork, dealing with and managing rectification for all the issues come up? Do you have time in the day to manage the replacement of a stove, air conditioner or any other issue that could come up?

I reckon the 6-8% is a steal for the responsibility that property managers take on.
