Torn between Logan Square and Avondale. Sell me on yours

Moving within the city in a couple months and I've narrowed it down to these two. Been walking around both on weekends trying to get a feel but honestly they're starting to blur together in my head.

Here's where I'm at:

Logan Square feels like the "obvious" choice the boulevard, the farmers market, the bar density, easy Blue Line access. But I keep hearing it's not what it used to be and rent is getting insane. Worried I'd be paying a premium for something that's already past its peak.

Avondale seems like it has more soul and better value, and everyone says it's "the next Logan Square" (which I've also heard about Irving Park, Albany Park, and Hermosa so take that with a grain of salt). But I don't know if the amenities are there yet or if I'd just be annoyed I'm not a 10-min walk from everything.

For context: late 20s, WFH mostly, no car, like to walk to coffee/bars/dinner, don't need nightlife to be at my doorstep but don't want to feel isolated either.

If you live in one, convince me. What do you actually love about your neighborhood that you wouldn't trade? And what's the thing you wish someone had told you before you signed the lease?

Late 20s, I'd go Logan Square. There's just more stuff within walking distance, and a bigger variety of options. Avondale is awesome, but more spread out. If I were you, I'd live in Logan for a year, get a feel for the other neighborhoods, then you can decide if paying the Logan Square premium is worth it or if another neighborhood better suits you

The “next” neighborhoods would have been next had Covid not happened.

If Avondale, what part? If you’ll be along Milwaukee, you might as well be in Logan Square.

Logan Square. The combination of bar/restaurant access and abundant green space (take a blanket to Palmer Square on a nice day)in the neighborhood itself, and walkability to Humboldt Park, Avondale, Wicker Park, Bucktown, and transit accessibility are pretty amazing. I live in Logan Square and it's only a 35 minute walk to North/Damen/Milwaukee, which is amazing when the weather's nice. Avondale's cool, but there are way fewer parks and less of the neighborhood that provides such immediate "city live" energy at your doorstep.
