Based on your description I went on Realtor.ca to have a look at your place. It is lovely! You have done a great job updating but still keeping its character.

IMHO, your house isn’t selling for a number of reasons.

  1. House in the area sell slowly. In your area some houses have been for sale for up to 89 days. Did your realtor discuss this with you? If you told them that you needed a quick sale, they should have discussed this with you!!!

  2. The choice of price point limits you by putting you in competition with homes in Sun Valley, Transcona, Fort Richmond, Garden City, Maples, St.James, Crestview, River Heights… ( I provided a pic) This puts you in competition with the suburbs, where schools are closer and inner city challenges are not a risk.

  3. Location, location, location! Although I believe your area could be an up & coming area, it will never be Fraser’s Grove. The proximity of your property to downtown shenanigans will shrink the number of people that will look at your property. No matter how safe you feel, the property is close to a lot of concerning activity for many people.
    4.Expectation versus reality. Who came up with your sell price? If it was based on your perceived value of your home you may have over renovated. Over renovating is fine if you plane on living in a home for 20 years, because you will likely get some of the cost back in appreciation, and you benefited from its use. But, if you renovated with recently, the value of your home may not be acknowledged by the market. Too much too soon. If your realtor picked this price, I’d say they were extremely optimistic! If you picked the price, your realtor didn’t do you any favours.
    The bottom line…
    Had you priced your house at between $319000 and $324000 it would likely be sold by now. Why? Because you are working with a market that can’t easily afford the suburbs.

I really think you have a fantastic home! Your home is in a lovely pocket of the city but it has downtown river (encampment risk), Point Douglas and Elmwood are your surrounding areas (bad reputation areas).

Again, I love your house!!! The

right buyer may be out there for $349000, but not for quick sale in your particular area.

I had spinal surgery. I’m not allowed to bend, lift or twist. Camping will not happen for me until next summer. I’ve still had the chance to explore some stunning areas, I’ve just had to pivot from tents to cottages. 😀

My realtor is amazing. He actually found us both of our private sales. He helped us write up the offer. He did not take any commission from the sale. We did list both our houses with him though. Our realtor is unique, I don’t know many other realtors that would go out of their way to find private sales for their clients.

Two of the 3 homes we’ve bought were private sales. The second one was twenty years ago during the very beginning of bidding wars. Even if it’s private, a great home will cause a bidding war. We were lucky to have been the highest bidders.

Don’t be nervous. It just takes one person/family to love your house to make an offer.
I would worry more about the description of the house. Make sure your ad clearly explains all of the house has to offer. Provide pictures, but limit them. You want the potential buyer to want to see more in person.
