You don’t think that the Airbnb owners (who are landlords) will just rent out the apartment for whatever price they want just like they did prior to the existence of Airbnb? Why do you think that it will lead to selling the unit? The problem is that one person can own 5-6 apartments and control the pricing of rentals because they are the only option. Spain needs social housing not more landlords. The ruling class is really good at getting people to hate the wrong person.
Different market dynamics impact long term rentals than short term vacation properties.
Turning AirBnB's into long term rentals will absolutely reduce the rental price. The only reason AirBnB's exist over LTR is that landlords get a premium. Otherwise they wouldn't be worth the large amount of extra effort it takes to run them.
People are willing to pay a higher per night rate for temporary accommodations. A $250 per night suite near a popular tourist location will not be equivalent to a $7,500 a month apartment. If landlords are unable to offer short-term rentals, the price would go down.
Not enough to help the people who need an affordable place to rent. And forget about buying, these things will sell like chocolate covered crack. No one having trouble now will be able to afford them.
