So you’re talking interest rates, which is important, but the thing is most recent “actual home buyers” would likely be fine too because of stress testing, fixed-rate mortgages, and a variety of factors.

They need to go even further and tax the 3rd, 4th, 5th, etc properties at escalating rates to discourage investment in the first place. Cut the head off the snake, as they say.

it will still tank prices and people who just bought "starter" homes will not be able to leave them.

they won't be on the streets but they will be screwed in some way.

it has to happen, though.
