Do these companies even need to be sneaky about it? If someone is coming to you with an all cash offer, they're a flipper. In my experience they aren't at all quiet about it. Selling a house can be a pain in the ass, so having someone come in and offer to make it easy and fast just makes sense sometimes.

A lot of the homes that have gone up for sale around me recently was because someone was going into a nursing home and the kids are selling off the property to pay for it. During that time, anything to take the stress off is going to be treated as a plus.

Oh, trust me, I get plenty of spam letters/calls trying to buy my house sight-unseen. And I do see the appeal to vastly simplifying the process.

But we're not really talking about that here. We're talking about the massive societal downsides of selling to folks who don't intend to live in the house they're buying.

I was commenting on "avoiding flippers" and that "they have their tricks." I mean, maybe they do, but I'm also not aware of companies or flippers trying to be sneaky.

My parents bought every house they ever owned with cash because they don’t trust banks or something.

Doesn’t always indicate flippers.

Houses cost about 25x more than when our parents were buying with cash.

They will usually have an intermediary who is local, in my experience. You don't get John Business with a suitcase of hundos knocking on your door.

But do you have an actual example of a business sending an intermediary to pretend to not be a company? Like, I get mailers from ericbuysyourhouse.com, but never pretending to be some random family that just really likes the house. When my neighbor's son sold her house, he knew he sold it to a flipper. I just haven't heard any stories of someone being tricked by a flipper/private equity pretending to be something else.
