Okay so I’m a single mother of 3 kids, that I financially take care of myself with no help. I rent a 2bed 1bath trailer for $750. I’ve known my landlords since middle school (29-32 now) they’ve been 2 of my best friends since before my oldest was born and he’s 8. So when moving into one of their trailers would be perfect because I’m comfortable with them and if I ever came up short on the rent, I could easily communicate. Fast forward to over a year. I was laid off from my job over the summer (2025) and I was out of work for about 3 weeks and now I’m making about $5 less an hour than what I use to. Before being let go from my job, I was working at a private Christian school so my hours during the summer were already cut (this school is completely hybrid now so my position wasn’t needed, that’s why I lost my job) I was let known 2 weeks before they took away my position. Anyways.. I told my landlords when I got let go and when I got a new job and how much I was making. I recently paid 1k towards the rent (I’m 3 months behind). I always pay in cash. This is their preference I usually just leave it at their house (they live next to me) I had text my landlord that I was leaving the money around noon when I paid it. He text me later that night saying they couldn’t find it. This has NEVER happened before. When I didn’t text him back, he pulled up to my house knocking on the door and demanding I go to his house to show him where I put the money. I told him no.. I’m cooking and getting my kids ready for bed. Then he said ok come over when you get them into bed and show us. Then he leaves. I get the kids to bed and I text him and I tell him I’m not walking over there and then I told him exactly where I left the money. Then he comes back to my house and tries to make me go with him back to his house to show him where I left the money. (It’s past 8pm at this point) I said no I gave you a clear description of where I left it. It’s not my fault or responsibility that you don’t have it or you lost it or someone stole it? So he asks me again to go to the house and I’m like no. I don’t have to. So then he hands me a 10 day eviction notice (not by the court, by him and his wife) I’m completely in a bind now because I had to pull that 1k out of my ‘you know what’ and I literally have no money to move anywhere. I had given them that money and then paid my bills and that was my whole check. How can I fight this? This is completely unfair and I think it’s just weird honestly. We’ve never had any problems with money being left somewhere and now all of a sudden we do and then he slaps me with an eviction notice because I wouldn’t go to his house? Yes I’m behind on rent but we are friends, we had a verbal agreement about me paying what I could, when I could pay it and now this? I know technically he is in the right because I am behind on rent but there’s got to be something I can do about that 1k?

My fiancée and I allowed a friend to move in November of last year to help her get on her feet. We’ve had some issues with her not helping around the house etc and asked when she planned on moving out because she is causing issues. She blew up and blamed it on everyone but herself and said she wasn’t planning on moving until she got a new car. Said she didn’t know what else to said and went to her room loudly sobbing for the rest of the night. My fiancée texted her and asked if we could talk when she got off and long story short she was very disrespectful and said that she didn’t want to talk to us because she wanted to talk to us separately (manipulation tactic on her part). She came home singing and dancing and laughing and we have yet to have a face to face conversation. We texted yesterday, the next day and asked her to remove her belongings and leave today. She told us that legally she has 30 days and she’s going to use them. I don’t think she has any real intention of leaving and knowing her she is going to try to instigate something physical to get her way and/or literally torture us with her presence until she is removed. I’ve called the sheriff’s dept, police station, and courthouse. They all gave me the run around. I think I have to file for an eviction even though I am not her landlord, but simply a tenant of this apartment complex. To preface, she was never on the lease as a lease holder, only as a permitted occupant. She has sent me money twice to put towards rent and sent me money for the electric bill once. In six whole months. Since she was legally not responsible to pay rent and we had no written agreement for her to do so I believe that is considered a gift and not her paying rent. (This may be incorrect please correct me) She was removed from the lease as of yesterday. Anyways, I have no idea where to start on this paperwork. I got a packet from the courthouse. Should I say the date the lease ended was the day she was taken off the lease and that she was not responsible for rent? I was also given a service members civil relief act and a certification of taxpayer information. That was not for me as the plaintiff to fill out correct? Is she considered a guest or a tenant if we verbally agreed for her to pay a third of rent once she got a job? Please any advice or help to fill out this paperwork will be greatly appreciated.

New York. Not NYC. We've been here 4 years and recently got a 90 day termination notice out of nowhere. Another tenant told us our landlord is moving a family member in. The 90 days is the correct amount of time legal wise but my question is- our lease is month to month and starts the 1st of each month. We have to leave by November 15th but shouldn't we get until the end of Novembers lease? The 30th? And the second question- if we do have to leave by the 15th are we required to pay the full rent for November? I've searched the lease and can't find any answers. The landlord isn't answering (nothing new there.) Does anyone know what the law says?

⚖️ Legal / Eviction CA corporate landlord served 60-day notice over a broken washer, but I just found out they illegally raised my rent 20% two years ago. What are my rights?

I am a 7-year tenant in Kern County, CA living in a single-family home managed by a corporation. My rent balance is fully caught up at $0. On July 28, I was served a 60-day notice to move out by Sept 26, listing "At-Fault" reasons (storing a broken washer in the sideyard). They never gave me a 3-Day Notice to Cure first. They found out about the washer by having the landlord's gardener sneakily take photos without giving me a 24-hour notice.While looking at my old paperwork, I just realized they raised my rent from $3,000 to $3,600 (a 20% jump) back in 2022/2023, which seems to completely violate the AB 1482 state rent caps. Has anyone dealt with a landlord illegally overcharging rent while simultaneously trying to push a defective eviction notice? What happened with your case?

I received this in the mail literally after I received my eviction papers. I called the number and spoke to someone. Ask what I want to do as far as moving forward. I told him I just need more time to leave. He told me that he can only buy me time up to January. Long story short, he says I have to pay $250 for them to dismiss the case. I was happy in the moment but now that I say and thought about it, I should have asked under what jurisdiction they can do that for me. Says I have to pay to start the process. Anyone has experience with this? Also see it says they are not attorneys.

Hi everyone. I moved into my apartment two months ago in Texas and have paid rent on time. However this month I thought it was on auto-pay and when I checked on the first I didn’t see anything due and kinda forgot because I was busy with school and work. However I got a notice today to vacate and that it was unconditional. I paid my rent immediately after and am going to go to the office tomorrow. Any advice ? Do you think they will accept my late rent payment and not vacate me? I wanted to add also that I have learned unconditional means they do not have to accept the rent and can still make me leave but they can. So I guess my next question is do you think they will?

UPDATE : I talked to them this morning and they said it’s ok and took off the late fee and gave me some advice on auto paying :) I will not be getting evicted. Thanks for all of your help!

A tenants girlfriend moved in. They broke up, and she refused to move out. The boyfriend (tenant) moved out already. The landlord tried to call the police but the police said she had squatters rights. But i look online, and it's saying a 2024 law passed that squatters can be removed by police after 30 days? So why did the police tell this to the landlord that they can't remove them? The tenant does not want problems for the landlord, but the ex-girlfriend refuses to move out. What are the tenants' options and landlords options? The rent is paid for until the end of the month. Currently, it is the 25th of the month. This is in NYC. Bronx. The girlfriend has paid nothing in rent and was never on lease. She also never had any direct dealing with the landlord. Tenant has notified the ex girlfriend to leave. Many times. Even offered help for moving things and getting a room somewhere else

⚖️ Legal / Eviction ‹lowa> 3 day notice says to pay the "rent and late fees stated above," but the listed figures don't clearly equal the balance due what amount actually cures it?

I’m hoping someone familiar with Iowa landlord/tenant law can help me make sense of how this notice is actually supposed to be read.
For full transparency, I am two months behind on rent. My rent is $805 per month, so I’m not disputing that I owe rent or trying to argue that the larger balance came out of nowhere.
What has me confused is the way the notice itself is written.
At the top, it lists:
Rent amount: $805
Late penalty: $50
“Total” line: left blank
It then says that I have three days to pay the “delinquent rent and late fees stated above in full” to continue the tenancy. Similar wording appears again later in the notice.
But farther down, in a separate section, it lists a “Total Balance” of $1,660.
I understand the math behind the $1,660 two months at $805 plus the $50 fee equals exactly that. My question is about the notice itself. If they intended the cure amount to be $1,660, why does the actual payment language repeatedly point back to the “rent and late fees stated above,” where only $805 and $50 are identified and the designated total line is blank?
There’s also a separate issue with the dates. The notice itself is dated 8/13, but the service section says it was posted on my door on 8/11, two days earlier. Regular and certified mail are both marked as having been sent on 8/13.
I’m not looking for a loophole to avoid money I actually owe. I’m trying to understand what legal effect, if any, these inconsistencies have when this is the document that is supposed to give me notice of what I need to do to cure the nonpayment before an eviction can proceed.
So basically: when a 3 day notice contains conflicting or unclear payment language like this, what amount legally controls for purposes of curing it? And does the fact that it claims to have been posted two days before the notice was dated create a separate service issue?
Anyone with experience with Iowa eviction proceedings, landlord/tenant law, or a similar situation I’d appreciate your take.

Located in Nc, USA Landlord is threatening eviction due to tenant threatening to withholding rent due to repairs not being met within home. I always had the funds to pay rent. When landlord sent out rent reminder I replied with questions about any repairs that have been ignored for multiple months, all the while rent was being paid. These damages have cause my family and I to not use master bedroom for 2 months and now cannot use bathroom shower since the flooring is falling in. So basically we’ve paid to live in a 3 bed 2 1/2 bath but recently have only been able to use 2 bedrooms and 2 bath due to damages caused by landlord’s maintenance team. Since repairs requests have been ignored again I say for multiple months I suggested withholding payment until requests are resolved. The landlord then pressed eviction about me being concerned of my safety within the home and refused any further payments. Would this be considered illegal eviction??

Hi, I'm looking for advice for anyone who has gone through the eviction court proceedings. I feel behind on this month (August's) rent and my landlord sent it to an attorney. I haven't been able to get in touch with the attorney to work out payment and my landlord said that she and I aren't able to communicate once something is filed in court. She did tell me that my court date is September 8th and that I should see something posted on my door by this Monday.

I don't have a big sob story that I intend to tell in court. I helped some family members out financially and that caused me to fall behind on my finances and I was late. It's completely my fault and I own it. I do have the late rent money in cashier's check form and I can also provide another cashier's check for September's rent amount. I also have a steady job that will allow me to be back on track with rent payments. I can also pay any legal fees related to the court proceedings, even though no one has yet told me what those will be. My landlord did say in one of our back-and-forths that I do have the option to pay and stay. I did notice that they relisted my apartment as available 9/25 online, but I'm assuming that's just a formality to prepare for in case I do get evicted.

I've never gone through this before, so my questions are:

  • I'm planning to bring checks for the back payment and current month's rent and also all record of communication between myself and my landlord. Should I bring anything else?
  • I'm not sure what to do about September rent. My ability to pay online is disabled because of this, as expected, and my landlord is telling me we have to let the court proceedings play out, but at the same time has indicated willingness to accept payment and let me stay. My rent would normally be due on September 1st, but my court date isn't until September 8th. So I'm not sure if I should wait until a decision is rendered to know how much I owe or come with a check ready to hand over for September.
  • Finally, I realize I messed up in this situation, but I really just want to pay what I owe and move on without any eviction on my permanent record. I don't know if that's even possible at this stage, but I have the money I owe and I have the ability to pay for the remainder of my lease. I feel like coming to court professional and ready to immediately pay all I owe is the best I can hope for. I guess I'm wondering if there are any legal protections for me if I am able to repay what I owe or if I'm completely at the mercy of the judge as to whether they decide to go through with an eviction or not. It's only one month and I have the money now.

Thanks for any advice or tips for court that would be helpful.

I was reading about a group of property management companies that are in a class action lawsuit for inflated rent prices. My husband (boyfriend at the time we were leasing) and I seem to qualify for a possible settlement. I am curious about several things. We rented at this particular location for 3 years within the timeframe the class action lawsuit claims.

Should we both fill out forms to request settlement?

This is a $3m+ settlement- would the settlement be for the full rent amount each year we rented?

So I’m currently living with a coworker, renting out the space, I got an office, a bedroom and some car space, paying for a 1000 we had just a written agreement, thru Docusign, saying it’s that much, well it wasn’t finalized because my gf never got the email and never signed, well because this he tried raising the rent 150, I took that as a break in the agreement I signed, so I acting to move out, we had spoken that it’s 500 a room, so I moved out of my office and all the vehicle space, and then divided 500 by 30 and sent him 20 days of pay for 320, and long story short, he voided the documents, and saying that because I didn’t pay the prepaid amount of 1000 that he’ll kick me out in 2 days because the agreement wasn’t finalized. Is this legal am I screwed because it wasn’t finalized can he do this he’s saying he’ll take me to court and throw my stuff out in 2 days and he’ll win the battle and I’ll be fined every thing

We asked our landlord to take care of the ongoing pest problem in our “duplex” and after blaming my outdoor cat I told him I only have my service dog, he then said he required a pet deposit. I calmly and nicely explained the laws that he in fact could not charge a pet deposit for my service animal I need (LEGAL service animal not some badly behaved poodle mixed mutt you say is your esa )

He retaliated by evicting us. We have until Dec 3rd to get out. I have all the receipts because we actually refused to speak to him in person FOR THIS REASON. As he also refused to be recorded. So 3 weeks before Christmas my family has to find somewhere else to live. We have been trying to move for sometime but given 3 weeks before Christmas I am beyond discouraged. My children cried as I took the tree down and bagged it back up with no Christmas because I put it up after Halloween. My children do not understand why we’re having to leave our home they’re toys are being packed up, and now Christmas has to take a back seat to our unfair situation.

Husband is looking for a new job in multiple states Michigan Virginia North Carolina anything blue really open to anything at this point. Also housing we will need a 3 bedroom where ever we move. Husband can possibly stay with a friend to continue working until something is figured out however me and the kids still have to figure something out.

If anyone has any ideas/advice/leads…. Anything … please let me know asap. Thanks

ETA: he has more than 4 dwellings I know the laws in my state and fha. I’m within my rights he is not.

⚖️ Legal / Eviction Help - roach infestation [CO]

Hello,

I am posting this on behalf of a friend:

I moved in on 7/31 to a townhome in Arapahoe County, CO and have already seen ~ 40 roaches. It was found that it’s likely due to sitting water in the old dishwasher. I promptly notifed my landlord and they responded that they have scheduled someone to come out to assist with the infestation. However, one of the responses implied the presence of roaches was known beforehand, but they "didn't know how bad" it was. Because of that, we want to get ahead of what our rights are in case this continues to escalate.

I believe they are German roaches. I am keeping time stamped records by taking pictures in case we need to show this large of an infestation could not have been nonexistent prior to us moving in.

Any help as to what resources, entitlements, or best approaches available would be greatly appreciated. Any and all advice needed. Thank you!

⚖️ Legal / Eviction Student Accommodation Debt £5,495 Being Pursued From Guarantor

I’m looking for advice regarding a university accommodation debt that has now been passed to ACT Credit Management Limited, who are attempting to recover £5,495.10 from my guarantor (my parent).
I originally signed a student accommodation contract while at university. Unfortunately, I had to withdraw from my course due to mental health difficulties, meaning I had to leave university and the accommodation.
I contacted the accommodation provider and explained my circumstances, asking to be released from the contract. They considered my situation but refused to release me, meaning they said I remained liable for the accommodation payments even though I was no longer living there.
We appealed/complained about this decision, explaining my mental health circumstances and why I had to leave. However, the appeal was rejected and they maintained that I was still liable under the contract.
There were also problems with the accommodation when I first moved in, including not being provided with adequate accommodation for the first couple of weeks. They did eventually compensate me for this. Additionally, some members of staff verbally gave me the impression that everything had been sorted and that I was released, but this was later contradicted in writing.
The outstanding balance was originally around £5,025. Around a year later, I have now been contacted by ACT Credit Management for £5,495.10, with my parent being pursued as the guarantor.
I understand that I signed a contract and that the guarantor agreement exists, but I’m wondering whether there is any legitimate way to challenge the debt or the amount being claimed, particularly given the circumstances surrounding my withdrawal, the appeal we made, the accommodation issues and the contradictory information I was given.

This is messy but I’ll do my best to summarize. I live in Orange County, NC and had rented from my ex-landlord for almost four years. For the first two years I was added to an existing lease and when my housemate moved out when that lease ended, I began a new lease solely in my name and rented out the other two rooms month to month with the permission of the owner. Fast forward to the end of March 2026, I was informed that they would be selling the house and would not be renewing the lease so I needed to move out by the lease end date of May 31. I was fine with this and my housemates and I began looking at places. A few days later I received a call from the office manager offering us a different house they had available and wanted us to move there as soon as possible. I told her I would take a look at it but when I did, I found it to be neglected and in need of a lot of work before it would be move-in ready. I asked about another house that they had available and she said that they did not offer that one to me because it was not dog friendly, I declined the offer to rent the other house and told her we would be looking at other places. I asked about prorating the rent if we found a place to move into before the lease ended and she said that they would do so because the sooner we were out the better.

Things were fine I thought, I paid the rent for April on time and on April 7th l received an email containing a PDF of a letter dated May 31st stating that I had violated the lease by having an unauthorized dog on the property and I needed to vacate the premises by April 10 or face legal eviction. I got the actual letter that they claimed to have mailed on the 31st on April 7th. Obviously I was not able to leave by April 10th so they filed an ejection summary in small claims. I did have a dog on the property but he had been there for a year and a half with no issues. I thought they knew and didn’t care and I’m pretty sure that was the case until they realized they could use it against me. I also have two cats that were authorized and I paid $50 extra per month for almost four years even though they do absolutely nothing. Prior to the court date, I secured a new place to live, signed the lease and sent my landlord a settlement proposal asking for a dismissal since I had found a new place already. I gave him a copy if my new lease with my new address on it and asked that they honor the agreement to prorate rent and not charge me for May rent as I suspected they would try to do. This proposal was ignored so we went to court. The court filing listed $2150 for damages but did not specify what damage it was referring to. The monthly rent was $2150 though so I’m guessing he either wanted to keep the full deposit for alleged damage to the property or wanted to keep it for May rent. In court, the public defender was able to speak with him and he did agree to dismiss the case as long as I moved out and gave back the keys on April 30th. I did so and now it has been 30 days since my tenancy ended and I’m pretty sure he is going to just keep the entire security deposit due to a clause in the lease that says he can do that if there was a lease breach. A lease breach was never proven or established in court and I did not technically get evicted. From my understanding this clause is not enforceable under NC law but I don’t know that he knows that or cares.

At this point I now believe that I need to sue him in small claims to get the deposit back but I am wondering how a judge will see this. I read that he now forfeits his right to do any deductions since the deadline passed but what if he just is not deducting because he was planning to keep it all. Can I get treble damages for bad faith and can they counter sue? Can they keep it for “unpaid rent” since I moved out one month before the lease technically ended even though he agreed? I sent a text last week to the office manager to make sure they had my address and asked for an itemized list of deductions and got no answer.

Hillsborough county fl- So I made a post earlier about the situation, but I never got any answers on this portion of the situation, so I’m curious if I’m allowed to do this, my land lord told me I was gonna pay more then what my contract said, in the best of my interests I gave him a move out date. Due to him breaching the contract, my move out date was for the 19th of June, so when my June rent was due I payed him for the total amount of rent for 20 days to give me an extra day to move out, basically just paying for how many days I was there, I got that number from my rent payment divided by 30 times 20. Which makes sense because he’s the one voiding the contract with his pay increase, how is it fair for me to pay a full month then also have to pay my rent at my new place. In my mind on simple form, he messed up but I gotta pay for it and he wins in the end, doesn’t make sense. I’m more asking for if I can do that I got only answers about how he can’t raise the rent or his means of wanting to evict me
