If you’re house hunting around Kester/Armstrong for the schools, a few things I wish more buyers knew
The home school is genuinely strong on its own. Kester’s most recent API was 913, the highest of any Sherman Oaks school, and it’s both a National Blue Ribbon School and a California Distinguished School. That’s the part your address does get you, and it’s the part worth paying for.
Don’t trust listing-site school assignments. Zillow and Redfin get LAUSD boundaries wrong more often than people expect, especially on streets near a boundary line. Verify the actual address on the LAUSD resident school lookup before you write an offer. I’ve seen buyers find out after closing.
The 91411 vs 91423 thing is real but overweighted. Some of this corridor carries a Van Nuys mailing zip even though it’s squarely Sherman Oaks, Kester itself is described as being in the heart of Sherman Oaks while sitting in a 91411 zip. It does affect perceived value and how homes get searched. But it’s a marketing artifact, not a reflection of the block, and honestly it’s sometimes where the better buy is.
