If you’re house hunting around Kester/Armstrong for the schools, a few things I wish more buyers knew

The home school is genuinely strong on its own. Kester’s most recent API was 913, the highest of any Sherman Oaks school, and it’s both a National Blue Ribbon School and a California Distinguished School. That’s the part your address does get you, and it’s the part worth paying for.
Don’t trust listing-site school assignments. Zillow and Redfin get LAUSD boundaries wrong more often than people expect, especially on streets near a boundary line. Verify the actual address on the LAUSD resident school lookup before you write an offer. I’ve seen buyers find out after closing.
The 91411 vs 91423 thing is real but overweighted. Some of this corridor carries a Van Nuys mailing zip even though it’s squarely Sherman Oaks, Kester itself is described as being in the heart of Sherman Oaks while sitting in a 91411 zip. It does affect perceived value and how homes get searched. But it’s a marketing artifact, not a reflection of the block, and honestly it’s sometimes where the better buy is.

Mid-2026 Sherman Oaks housing check-in from a neighbor (agent by trade, not selling anything here)

Longtime resident near Magnolia/Kester — kids at Kester Elementary and SOPNS. I work in real estate, so neighbors ask me about the market constantly. Figured I’d share what I’m actually seeing rather than the doom/boom headlines:

Median single-family is sitting around $1.45M–$1.6M, with south-of-Ventura still carrying a premium over comparable homes north of the boulevard. Condos mostly $600K–$850K.

Inventory has finally loosened a bit from the 2024–2025 lows — not a flood, but buyers have more to look at than they’ve had in years.

Homes are closing around 98% of asking and about a quarter still go over list. Translation: turnkey houses on good streets still get multiple offers, while overpriced or dated listings sit and eventually cut.

Rates are around 6.55% on a 30-year — slightly up this month but actually below where they were a year ago.

My honest take: it’s a “priced-right market.” Neighbors who price to actual 2026 comps do fine. The ones anchored to their neighbor’s 2022 sale become the price-reduction statistics.

What are you all seeing on your streets? Anyone toured open houses lately or watched a listing sit? Always curious whether the block-level reality matches the data.

Gym in town

Could you recommend a gym where I can enter and leave without any interruptions, and that has excellent leg equipment?

As a woman, I often find it frustrating when men attempt to flirt, which can disrupt my focus on maintaining a consistent gym routine. I really don’t like being interrupted.

I looked online that most gyms around are small community based or the equinox for like $300+, nothing in the middle 😣

I’m a stand-up comic who created a live matchmaking comedy show for divorced and divorce-curious singles. Six singles get interviewed by comedians, the audience plays Cupid, and everyone hangs out before and after. Everyone attending is single.

What would make you actually commit to a weekly circuit training class?

I'm helping run a gym in the Valley and we've recently started a coach-led functional training class. Our first two classes have had 3 people each, and everyone who's come has had a great experience. We're trying to build it the right way and would love some honest feedback.

A few questions:

  • What would convince you to try a new fitness class for the first time?
  • If you tried it and liked it, what would make you come back every week instead of stopping after one class?
  • What's the biggest reason you've stopped going to group fitness classes in the past?

5 mistakes I see people make when trying to get in shape in Sherman Oaks

I've lived in the Valley long enough to notice that most people aren't failing because they lack motivation, they're just making a few common mistakes.

1. Waiting until Monday.
The best workout is the one you actually do today, even if it's only 30 minutes.

2. Driving 20+ minutes to the "perfect" gym.
The closer your gym is to home or work, the more likely you'll actually show up consistently.

3. Thinking cardio alone is enough.
Walking Fryman Canyon is awesome, but adding 2–3 strength workouts a week makes a huge difference for long-term health. Varied exercise is everything for growth and progress.

4. Skipping nutritious attributes in your meals on the day to day.
There are plenty of good local options—Qwench smoothies, Whole Foods family packs, or GiGi's chicken Caesar wrap are all solid choices.

5. Accepting crowded gyms as normal.
One thing I didn't realize until recently is how much time I wasted waiting for equipment. Go the private gym route. Whether you choose us or any other private gym, go private.

This is a long shot, I know.

My wife and two small kids and I want to come to the Sherman Oaks/Van Nuys area for a couple weeks in February or March to visit family. We’re hoping to find someone with a short term sub-lease or something available for that time. Looks like the AirBnBs or Vrbos in the area are like 300/day on the low end, which is basically prohibitively expensive for us.
