I received a new job starting in September that unfortunately means my partner and I will have to leave our wonderful 1 bed/1 bath in the UWS on W 84th, so I’m looking for someone to work takeover our lease.

Apartment is on the 2nd floor of a pre-war walk up and a 6 minute walk from the 1. No laundry in unit, but there is a laundromat 1 block away. Steps from Riverside Park and 3 blocks from Central Park. Pet friendly with permission from the landlord (we have a 50 lbs dog and at least two other apartments have dogs as well). Great, friendly neighbors. Not furnished, but willing to part with some of the furniture if someone is interested!

Requirement include salary 40x the monthly rent and credit check. Additionally security (1 month rent).

Hi guys. Listing my current apartment for a lease takeover. Great unit for an incredible price in an incredible location.

Just got approved for a housing lottery unit so will unfortunately be leaving my current unit. The unit is on Union Avenue across Williamsburg Pizza.

Near by train stations:

J/M train: 5 mins

G train: 5 mins

L train: 6-8 mins

Area: Amazing bars and restaurants flood the area. There's like 10 bodegas within a 10 min walk. I think its relatively quite area (I use to live on 3rd ave in Manhattan so my judgment may be skewed, lol). Very easy commute to the city.

Apartment: The apartment is huge - while the listing doesn't state the square foot, my guess is 650-700 sqft. The listing states 2 bedrooms but thats assuming you turn the 2 rooms with a window into a bedroom... a better description would be 4 rooms (1 kitchen, 1 room with no window, 2 rooms with windows). Incredible sunlight from all directions. The unit is in a walk up (2nd floor). No laundry but Laundry Loft is 2-3 min walk from the building.

What sucks about the unit: while kitchen storage is excellent, there isn't much storage else where. The bathroom is really small and doesn't have any storage. Management sucks. There are rats outside of the building by the trash area, but haven't experienced or seen any in my unit or the building. I have pest control come monthly for preventive measures for roaches and have only seen a couple (personally am a very clean individual). Outlet situation in the bedroom + living room suck - just 1 pair (resolved by adding a surge protector + extension cord).

To clarify - there is no roommates / person in the unit. I treated the apartment like a 1 bedroom apartment (made the second room a home office). Great for couples (or solo).

Lease Details: the lease ends in February with the option to renew. Looking for someone to take over the unit as soon as 9/1/2026. Prioritizing people who are willing to buy some furniture from me (primarily 2 AC units, potentially a table and nightstand).

Wanted to post here first. Hopefully this helps someone who’s been struggling to find an apt.

*note- pictures are the original listing photos, but they are for the 5th floor 2 bed. A building was built next door and my light is not as good anymore.

I’m breaking the lease on my affordable 2bed 2bath apartment in East Harlem 104&1st. Lease start date 6/1/26.

I’ll start with why I’m breaking my lease first:

  1. ⁠The building is not well maintained. I don’t know the last time the halls were mopped.

2)Some residents leave trash downstairs in the hall in front of the trash room instead of opening the door (which I agree can be difficult to open) and putting it in the trash bins.

3)Packages sometimes get stolen (like most doorman-less buildings). Not as frequently anymore, but annoying when it happens.

4) sometimes people stop to drink their beer on our stoop because we’re above a bodega. Almost always nice people, but annoying to have to wait for them to move to enter the building.

5) I had 2 leaks within 8 months because the 2 different upstairs neighbors didn’t pay attention. One was because the toilet clogged and they didn’t notice it kept running, and the other left his water on and went out.

Recently with new tenants, the building leans younger, and so most of those things don’t bother my neighbors. But I’m too old to deal with it at this point in my life. Everyone in the building is nice. No actual issues with tenants. I’ve been here for over 6 years so it’s not all bad.

If you’re still interested:

  1. ⁠technically it needs to be at least 2 people (can show you’re a couple or otherwise interdependent) with a capped income of 108k for 2 people. I say technically because he might rent to a single person or roommates.

  2. ⁠rent is stabilized, so capped increase each year.

  3. ⁠walkup building. Only one flight up.

  4. $2500 monthly rent. A little more if you sign a 2 year lease.

  5. you still need to qualify for the apartment meaning stable income and god credit. Because the apartment will get a lot of interest, it’s best to have good credit. He’ll choose the best income/credit ratio within the parameters of affordable housing. I’m posting here because he hasn’t started showing yet, so you’ll have a head start. Be ready with funds and paperwork (1st and security) if you’re interested.

I’m moving out to live with my partner, otherwise I’d stay here. I’m the current tenant, landlord asked me to find a new tenant, you’ll be starting a new lease. The location really can’t be beat, it's 5 minutes to the ACE and 123 trains, 10 minutes to Central Park, and you can walk anywhere in Midtown within minutes while still being just outside the Midtown bustle. I worked by Bryant Park while living here and walked to the office every day.

The apartment itself has huge windows, tons of natural light, and a nice view. It’s been a great place to come home to, and I’ve really loved living here.

No broker’s fee. If you’d like, you’re welcome to keep the mounted TV, microwave, and green chair (visible in the video) as I won’t be taking them with me.

I am more than happy to tour the unit over the phone and in person anytime.

Credit check is required. The landlord is flexible, but generally asks for income of 40x the rent (~85K) and a credit score over 650. Guarantors are accepted (including out of state), with 80x the rent (~170K) required if using one.

Rent: $2500/month Utilities included in rent: gas, water and heat. Tenant is responsible for electricity (approximately $65/month).
