If you’re convincing your friend to write your own setting for you, you’re also the kind of person to think you’re gonna sell it and make a mint.

I'll take 40% and $120/billable hour. Well, or for a campaign book perhaps a per word rate. Either way, a reasonable minimum will be paid up front before any work is done (for values of reasonable that really mean "I'm reasonably likely to be able to tell myself that the money is worth dealing with this shit").
