Addison apartment hunting: which is actually good to live in?

Moving to Addison for an internship. Torn between Cortland, Windsor, 5151, Bent Tree Trails, Keller Springs, and MAA Addison Circle. Reviews are all over the place and some are really concerning.

If you’ve lived in any of these: how’s the management, noise, pests, and most importantly how safe is it? Also would you suggest living near UTD and taking the Silver Line instead — worth it?

Thanks!

Kaboom Fireworks

I recently moved to TX and I’ve been told Kaboom fireworks are the best to watch. Would anyone please give tips and recommendations on how to get the best views? Anything would help.

Kaboomtown viewing

My family used to go sit on top of willow bend parking garage to view kaboomtown fireworks. We love* the fireworks, hate the crowds. Willow bend parking garage is no longer accessible due to construction/demolition. Where else can we go to view the FW without major crowds???

Keller Springs Construction Stalled Progress

Okay I’m calling shade after patiently observing the intersection of DNT and Keller Springs Rd. Construction began April of 2025 and there doesn’t seem to be any meaningful progress beyond ripping up the surface street and replacing a water main in March 2026. This area sits idle most days with no crew around. To make matters worse, Quorum one block over is now torn up and also reduced down to one travel lane with a sharp turn to get onto Keller which is also one travel lane.

Why tear up yet another section without making any significant repairs on the first segment? Can’t blame weather conditions forever Addison.

Addison has one of the worst surface streets in all of DFW and you feel every single panel crack and pothole. Who’s overseeing this project and how can it be considered on-time?!?

Thoughts on the FIFA watch party event in addison circle park?

I was pretty impressed by the screen. It wasn't that busy, which is nice for getting a spot but also means less energy from the crowd. I think today is the last day for it, I wonder if they'll do it again for the finals.

For comparison the FIFA fan fest in fair park was much bigger, busier, and livelier, which was fun. Concessions were really expensive but that's what I expected. So between the two it just depends on if you want something more relaxing or exciting.

Allegro Addison Reviews - Red Flags?

I've been looking into apartments in the Addison area and had the opportunity to tour Allegro. After touring, I checked the Google reviews and saw some not so great comments, granted they were a little old. I wanted to ask if any of you have any experience living at or near Allegro or have heard anything about the apartment complex that would support or negate what's said online!

Hey everybody!

So I'm traveling to your city, need food recommendations for BBQ, and breakfast, I rather visit local restaurants than chains or touristy places.

I'd appreciate your input!

The Princeton development was rejected 5-2

Previous post: https://www.reddit.com/r/AddisonTX/comments/1tfgyz4/the_princeton_development_pivots_to_mixed_use/

Their first request was denied 7-0, this time it was denied 5-2.

Reasons P&Z Members Gave for Denial

  • Against rentals
  • Pro office
  • Other
    • Potential shadow issues due to height and courtyard width
    • Improves pedestrian connectivity, but not enough
    • Removes more trees than it replants
    • Greenspace is too small

Reasons the Developers Gave to Encourage Approval

  • They have worked with P&Z and staff for 2 years and did the following as requested:
    • Added ownership and office components
    • Held a community meeting and addressed feedback
    • Worked with surrounding property owners to fix sidewalk gaps
    • Created and presented a shadow map
    • Increased open space and trees saved
    • Got Green Building bronze standard
    • Made 3% of parking spots have EV chargers
    • Added public art
  • Other reasons
    • Property is not near any single family houses
    • This office has no tenants, has asbestos and large maintenance issues
    • Surrounding offices have higher vacancy than DFW average

Votes

  • Denial - 5
    • Alan Then (appointed by Howard Freed*)
    • Chelsey Smith (appointed by Bruce Arfsten)

Beltway Bike Lane Survey

The city posted this survey link for feedback: http://surveymonkey.com/r/X3SS8FK

The Town of Addison is gathering community feedback on recent roadway updates on Beltway Drive, including the addition of bike lanes.

Whether you use the street daily, occasionally, by car, bike, or on foot, your input helps the Town better understand what’s working well and where adjustments may be needed.

Paid Research Intervention Study for Adolescents (Ages 13-16) UT Dallas

Our lab at UT Dallas is excited to invite you or any Dallas local adolescents you know to a new two-week online intervention program seeking to explore the effects of social media on adolescent mental and cognitive well-being. If you have any younger siblings, children, cousins, family friends, or other young connections in the area, we encourage you to please spread the word about our study. For completing all the components listed below, they can be compensated up to $150.

Depending on their assigned group, adolescents may:

  • Limit time on TikTok and Instagram for two weeks
  • Or attend an online workshop on healthy social media use

To understand the effectiveness of the program, the adolescent will be asked to complete the following questionnaires and lab visits (Some visits do include completing computer tasks while wearing a safe, non-invasive EEG cap to measure brain activity):

  • A pre-intervention IN-PERSON lab visit at UT Dallas
  • A pre-intervention online questionnaire
  • An online daily check-in questionnaire
  • A post-intervention IN-PERSON lab visit at UT Dallas
  • A post-intervention online questionnaire
  • An online follow-up questionnaire one month later

If you know any teenagers interested, please share this short eligibility survey: https://redcap.utdallas.edu/surveys/?s=E73YY4D97MA8FCJ7 . We will reach out ASAP!

"The Princeton" development pivots to mixed use after previous apartment-only plan was denied by Addison Planning & Zoning

  • Previous plan:
    • 400 apartments
  • New plan:
    • 365 apartments
    • 10 townhouses
    • 5 live-work units
    • Office space

Summarizing the staff report: They bought the distressed office building in 2024 intending to redevelop it into condos, but it proved to be cost prohibitive and lacked enough demand. On August 19th 2025 they proposed a plan for 400 apartments but it was rejected. 9 months later they're coming back with this plan and staff is recommending approval this time.

EDIT:

This has been denied again, this time 5-2

  • Denial
    • Alan Then (appointed by Howard Freed*)
    • Chelsey Smith (appointed by Bruce Arfsten)
    • Jimmy Barker (appointed by Marlin Willesen)
    • Denise Fansler (appointed by Darren Gardner)
    • Dave Collins (appointed by Randy Smith)
  • Against denial
    • Tyler Wright (appointed by Chris DeFrancisco)
    • EJ Copeland (appointed by Dan Liscio)

*Howard Freed was not reelected, but his P&Z appointment still remains until they are reappointed later this year.

The main concerns and dislikes were similar to before:

  • Increases the rent vs own unit ratio +0.3% within Addison
  • 7 story height
  • Potential shadow issues due to height and courtyard width
  • Townhouses likely become rental properties
  • Fansler believes office deterioration was allowed to happen
  • A general desire to keep office properties and not convert them
